Can you hold a place before I apply?
Rental properties are generally offered to the first qualified applicant who submits a completed application and meets all leasing requirements. Because availability can change quickly, we encourage prospective tenants to contact our office to confirm current availability before submitting an application. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month's rent, last month's rent, and a security deposit prior to move in. Contact our office for specific move-in cost requirements for the property you are interested in. -
How old do you have to be to apply?
All applicants must be at least 18 years of age and legally able to enter into a binding lease agreement. Any occupant who is 18 years of age or older is generally required to complete an application and be listed on the lease. -
Is the deposit refundable?
Yes, security deposits are generally refundable after move-out, provided the lease terms have been fulfilled and the property is returned in acceptable condition. Deductions may be made for unpaid rent, damages beyond normal wear and tear, cleaning costs, or other charges permitted under the lease and applicable Indiana law. -
Who needs a cosigner?
A cosigner is required when an applicant or group of applicants does not meet our income or credit requirements. Cosigners must meet all applicable qualification standards and sign a guarantor agreement accepting responsibility for the lease. You have a property I want to rent. How do I apply?
Applications may be submitted online through our website. A completed application, application fee, valid identification, proof of income, and any other required supporting documentation must be provided before an application can be processed. -
How do I pay rent?
Rent payments can be made online through the tenant portal or by check. We encourage tenants to utilize the online portal for the fastest and most convenient payment experience. -
I want to get a pet. What should I do?
Pets may be permitted at select properties, subject to owner approval and specific property restrictions. Breed, size, and quantity limitations may apply, and additional fees or deposits may be required. Please refer to our Animal Policy, available under the Tenant Resources section of our website, for complete details and requirements. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease remain responsible for the lease through the end of the term. If one roommate moves out, the remaining tenant(s) must qualify on their own or obtain management approval for a qualified replacement occupant.
Any changes to leaseholders or occupants require prior written approval from management. Any security deposit or last month's rent funds reimbursed due to a roommate change must be replenished to maintain the required lease balances.

My lease expiration is coming, and I want to move out. What should I do?
Most leases require advance written notice before moving out. Please refer to your lease agreement for the required notice period and submit your notice to vacate in writing by the deadline specified in your lease. -
Who is responsible for paying for repairs & maintenance requests?
Mackie Properties coordinates routine maintenance and repairs for the property. Tenants may be responsible for the cost of repairs resulting from negligence, misuse, or lease violations. To ensure timely service, all maintenance requests should be submitted through the designated maintenance request process.
